Locating the right property and using a VA loan.

I met these buyers at one of my listings. They were thoughtful, patient, and serious — but they were also VA loan buyers in a market that did not feel particularly kind to VA loans at the time. For two years, we searched. We submitted offers. We waited. We were told no — over and over again. On paper, they weren’t the strongest buyers in a competitive market. But I never once believed they were “weak.”

We restructured the offer to remove uncertainty: a pre-offer inspection, clean, strong terms, 1.5% in closing costs to ease pressure, and clear communication and reassurance at every step. And slowly, the tone shifted. Days later, the call finally came. They had accepted.


My clients closed on their Herndon home just in time for the holidays — after two years of waiting, hoping, and trusting the process.
