My buyers were days away from building their dream home when their lot sold out from under them.

Interest rates were climbing. The budget was tightening. Their vision was slipping. I kept searching anyway. Then I found it — the same model they were planning to build, already completed, tucked into a cul-de-sac nearby.


And then something rare. A 2.75% VA assumable loan. Here’s the catch: 


My buyers were civilians. The listing agent had never done one. And neither had I. So we learned. Together. For two months I coordinated between lender, title, seller, and buyer. The sellers had already purchased their next home and generously agreed to release their VA entitlement — and slowly, we stitched together something extraordinary.


They closed at 2.75%. In a market near 6%. There were real tears at the table. And I still smile when I think about it.
