Inspection Battle

Virginia
Property Type
Detached Home
Challenge
Multiple issues at inspection.
One of my first-ever clients was finally ready to move from her condo into her first detached home.
We negotiated under list. Then every inspection revealed something new. A water-damaged electrical panel. A failing septic system. A rusted water heater. Basement moisture. Radon concerns. It would’ve been easy to panic.
So we didn’t. We organized the chaos. We separated what was cosmetic from what was critical. Then I negotiated. The seller replaced the electrical panel and septic system. My buyer received closing cost credits and handled the water heater after settlement with family help. She didn’t just buy a home. She bought it knowing someone had protected her.
